The Water Valley community’s first known resident was Benjamin Harrison Eaton. Seven years after Eaton’s settlement, Windsor was officially incorporated as a Colorado town on April 15, 1890. His log cabin homestead located near the first tee box of the Pelican Falls course is the inspiration behind the architectural style of the club and The Grillhouse.

Windsor’s farming heritage stems all the way back to November 5th 1903 when the Windsor Sugar Factory first opened and gave the community its agricultural roots. The Great Western Sugar Company kept the factory in operation for six decades fueling economic and cultural growth until 1966.

In 1907, the Windsor Chamber of Commerce set a goal for its seventeen-year-old town: one day it would become “a pleasure resort.” A little less than a century later, the southern Windsor community of Water Valley began selling homes that offered resort inspired amenities and experiential living.

The Eastman Kodak Company purchased the land left behind by Great Western Sugar Company in 1971 and became a major employment and economic beacon for the Windsor community. It was the perfect match between a town that loves to make memories and a company made to capture them.

Trollco Inc., a total land utilization company, later renamed The Water Valley Company, is founded in Windsor by Martin and Viki Lind. Over the next 30+ years The Water Valley Company developed numerous commercial, industrial, and residential projects in the area brining a new wave of growth to Windsor.

The first home in the Water Valley master-planned community was constructed in Windsor. Today, Water Valley features more than 2,500 residential units, a 27-hole golf course, miles of trails, sandy beaches, five man-made lakes, tennis and pickle ball courts, and commercial and retail businesses.

Windsor’s first golf course opened for play when Pelican Lakes Resort & Golf hosted a Chamber of Commerce event on July 12, 1999. Country music stars Tim McGraw and Faith Hill christened the course by playing the first official round. In 2006 an additional 9-hole sister course, Pelican Falls, opened on the same date.

In 2003, the Colorado Eagles professional minor league hockey team was founded by former NHL legend Ralph Backstrom to bring hocky to Northern Colorado. This championship-winning franchise and Colorado Avalanche affiliate is owned by company president Martin Lind and represents the brand of family-friendly entertainment that The Water Valley Company is all about.

The Grillhouse at Pelican Lakes opened its doors in April of 2014 offering fine dining in a friendly neighborhood atmosphere. Located on the shores of Pelican Lakes Golf Course, The Grillhouse offers signature steaks and outstanding culinary creations. Its sister restaurant, The Sand Bar, opened later that year offering three golf simulators and great food in one of the most unique sports bars in Colorado.

In September of 2017, The Water Valley Company broke ground on its RainDance master-planned community, an agriculturally rich development that houses over 2,700 residential units, miles of trails, and hundreds of acres of farmland that yields produce and flowers for the community to enjoy.

Ted’s Sweetwater Grill and Trout Pond, opened to the public on May 22, 2020. Located at the entrance to the RainDance master-planned community this inviting family-style restaurant also features a catch-and-keep trout pond as well as event spaces for special occasions.

The state-of-art, 1.5 acre RainDance River Resort water park made a splash when it opened its farm inspired doors to the public in May 2020. The pool is a welcome retreat and playground for the entire community. Its lazy river, water slide, center-pivot irrigation splash pad, two-lane lap pool, and weekly summer events encourage everyone to dive in all season long.

The first blades of grass began growing early in June 2021 on the first fairway at RainDance National Resort & Golf. This 18-hole championship course is designed by PGA Tour Champion Fred Funk and world-renowned architect Harrison Minchew. It will open to the public July 12, 2022.

The Discovery Air fixed-base operation aviation campus hosted a topping out ceremony on June 23, 2021, at the Northern Colorado Regional Airport in Loveland. The 29.5-acre campus is one-of-a-kind and will set a new standard at the airport for business and general aviation.

The building was renamed to the W Station and will be reimagined to host the W Club health and fitness facility, a small coffee shop dubbed the W Café, and in the future will host office and event space, as well as the corporate offices of the Colorado Eagles.
